Tiny House Sells for Not-So-Tiny $355,000

A tiny house in Mulberry Grove has sold for a less than tiny $355,000. The 18sqm home, situated on a 1196sqm plot, features a 600-year-old protected Pohutukawa tree, a magical stream with an outdoor bath, and a retro 1960s caravan.

Barfoot & Thompson agent Mike Jensen mentioned that interest in the Garden Road property was significant due to its picturesque setting and unique characteristics. However, strict protections prevent buyers from building a conventional house on the site.

The new owners, captivated by the property’s charm, plan to use it as a holiday retreat. Jensen highlighted the joys of standing under the Pohutukawa tree and watching eels swim in the stream.

The previous owner bought the property for $127,500 in 2018 and added the tiny home. Like many quirky properties on the island, Garden Road includes an outdoor composting toilet, a popular and cost-effective alternative to a septic system.

Demand for properties on Great Barrier Island remains strong, with recent sales reflecting this trend. Jensen has several properties still on the market, each with its unique quirks and appeal.
